The Ji'nan Heng Lung Plaza is divided into two parts: the east wing and the west wing. There is a passage in the middle, which connects directly to the small bridge, while the two wings of Hang Lung are connected on the third floor. The location of Hang Lung Plaza in Ji'nan is the best except Shanghai.   ■经营状况:卓展的客流量不低,一、二两层里大约一半的店铺内都有顾客,三、四层顾客少一些,但是也还算不错;万象城整体人气很好,奢侈品主要在一、二两层,我的观察是大约两三成的店铺有顾客,溜冰场和餐饮客流非常多,只有4楼的尚泰百货里客流稀少;市府恒隆的一层客流量非常少,二层往上几乎没人,只有顶层的百利宫影城有一些客流,不少店铺内的导购无所事事,顾客走在里面会觉得自己就像动物园里的猴子一样被导购盯着...... 虽然市府恒隆广场租金看起来不错,投资回报率高达10%,但是这个数字和卖场内的情况并不相符,所以我预计未来市府恒隆广场将会面临很大挑战,我给市府恒隆的经营状况分数为C—,我预期这个卖场未来的租金将会下滑,恒隆在这里必须要熬上几年才能见到曙光。
